Supplements are additional line items submitted by your contractor for approval that are required to bring your property back to pre-loss condition, most likely added after the adjuster proposes a claim. Supplements can be code-related items required by the city, or simply items missed by the insurance adjuster. It is very important to know that a large percentage of contractors either do not have expert experience with insurance claims, or choose not to spend the time and effort it truly takes to get the homeowner what is justified on a claim. Supplements are very important, because they most often account for crucial components your roof needs to ensure it’s full potential.
All roofing contractors will perform the work for the agreed-upon amount set by in the Statement of Loss. The price of your roof replacement should always be determined by the scope of work, which is entered into Xactimate. Xactimate is a software used by both contractors and the insurance company to estimate the replacement cost. The insurance company owes for what is damaged and to bring your property back to its pre-loss condition. If you get multiple bids and go with the lowest bidder thinking it may benefit you somehow, it only lowers the amount the insurance company is going to award for your project. If you get a quote for less than what is determined by that software, the insurance will pay you less when depreciation is released. They will only pay whatever is invoiced by the contractor. You want to make sure you have a contractor that is going to work with the insurance company to get you the most amount that can be justified. MOST IMPORTANTLY, there are an abundance of contractors that travel to the latest storm location. It is always a good idea to know if your contractor is local or chasing the storms. You have the ability to work with any contractor you choose, we just suggest that you are confident the contractor is honest, can thoroughly work to get you what you deserve from a claim, and is there when you need them in the future.
Depending on the type of policy you have, for your homeowners insurance to cover your roof damage, it must be caused by an extreme weather event, such as, damaging winds, heavy thunderstorms, hail storms, snowstorms or freezing conditions, and tornados, and roof damage from fallen tree limbs caused during storms or strong wind.
Roof depreciation is the amount your roof’s value has decreased over the years. You’ll get a first check for the value that your roof is worth today. When filing a claim, your insurance company determines how much value it lost from years of wear and tear. Depending on your insurance policy, you can get this lost value back with recoverable depreciation. After documentation proving that all the work has been completed, the insurance company sends you the final check, the recoverable depreciation. But just know that getting recoverable depreciation depends on your insurance policy.
The only way to determine if your roof can sustain a repair or needs to be replaced is to have an expert evaluate the roof’s condition and provide you with a fully transparent inspection report. It’s always more cost effective to care for your roof and make repairs when necessary, than it is to wait until the damage has created a much larger project. Sometimes minor damage just needs simple repairs, and addressing concerns early on can potentially be Al you need.
Whether you’re having your roof replaced, a kitchen remodeled, or creating an addition, we always recommend Removing any garden furniture, potted plants or other items from around the edge of the house or in the area of the construction. Due to overheating in most conditions, we do not cover large trees or foundation plantings. At the end of the job, we use an air blower to remove dirt from your plants, and a large magnet to extract any fasteners. In most cases, it is suggested to have the driveway clear to make it accessible for delivering materials, any equipment needed for the project, as well as a trailer for debris. It is always recommended to take down valuable items that could potentially fall or get damaged due to vibrations of equipment, or during the roof replacement process. When a project inside the home is taking place, we encourage you to put away valuables to avoid any damage. Depending on the scope of work, on interior projects, our team will place floor and furniture coverings, if needed. We respect your belongings and always ask that you let us know if there are any specific items we need to pay close attention to.
